The Houses are not for sale, but are let on Yearly Tenancies at rents of £24 and upwards. Every tenant has to hold at least two £5 shares. Some tenants have invested sums to the value of the houses they occupy, or even more. Any tenant leaving the Estate, can transfer his investment to his successor, or, if he wishes. may continue to hold it and receive the interest in the ordinary way.

It is to the advantage of tenants to take an interest in keeping the property and grass verges in good condition, for by doing so they assist in upholding the character of the Estate, and also increase the profits in which they participate.

The Company was registered on 11th March, 1909, with a Capital of £25,000, which has since been increased to £30,000, and is divided into 2,400 5½ per cent. Cumulative Preference Shares and 3,600 Ordinary Shares, all of £5 each. £27,000 of this amount has already been subscribed, while £1,500 more is reserved for investment by future tenants. This leaves only £1,500 remaining for subscription, and our present share-holders are invited to increase their holdings without delay as the Company has now proved itself to be a sound commercial investment.

The Company has up to the present time, paid a uniform dividend of 5½ per cent. per annum on both classes of Shares, besides the interest on Mortgages, and has written off the greater portion of the formation expenses.

On completion the Company will own 273 houses on Chorltonville Estate, 225 of which are now complete, and 194 tenanted. In addition, the Company own 43 other houses in the vicinity, making a total number 316. The combined estimated cost will be over £100,000.

The expectations of the Directors have been fully realised as regards Capital, Site, Architecture, Builder, and Tenants.

Chorltonville demonstrates what can be done to provide houses to satisfy the requirements of the people, and at the same time give a reasonable return on the capital invested. Tenants are charmed with their homes- space will only permit of a few quotations from many letters received; originals of these and many more may be inspected at the Office of the Company.
